A CP12 Gas Safety Certificate, also known as a Landlord Gas Safety Certificate, is a legal requirement for rental properties in the UK. It confirms that all gas appliances, pipework, and flues have been checked by a Gas Safe registered engineer and are safe to use.
What’s Included in the Check?
During the inspection, our engineers will:

A CP12 is a Gas Safety Certificate that confirms gas appliances are safe after inspection by a Gas Safe engineer.
There is no difference—both refer to the same certificate.
The cost varies depending on the property size and location.
Landlords may face fines and legal action and cannot legally rent the property.
Under the Gas Safety (Installation and Use) Regulations 1998, a Landlord Gas Safety Record (CP12) must be renewed every 12 months.
It is not legally required for homeowners, but it is recommended for safety.
